When funding dropped from $30 million to $27 million, the integrated design team balanced program needs with design intent, successfully delivering the project on budget. Creative solutions preserved more of the historic shell than initially planned without reducing program space.

Despite the complexities of historic adaptive re-use, this design-build project reduced delivery time by 30% compared to a traditional delivery model. Reusing the foundation from the addition for temporary façade bracing reduced costs and shaved three months off the construction schedule.

Construction engineering elements built in Revit included phasing details. This helped design partners visualize and coordinate around critical elements. Extensive BIM collaboration with trade partners assured a seamless MEP system installation.
