Community amenities for the 350-unit complex include a gym, rooftop club and private dining room, three communal rooftop decks, and a recreational courtyard. With bold designs, expansive views, and grand amenity spaces, Venn at Main is a remarkable addition to the Eastside community.


Joined forces with the architect early in design to accomplish the architectural vision and building functionality without adding excessive cost. The striking architecture features numerous setbacks and a terraced top floor/roof that diminish the impact of the steep site.
Strategically located columns to accommodate truck access and functionality within the tight interior loading dock and trash collection area. Close coordination between our civil and structural teams created a column layout that provides truck access while maintaining an economical structural system in this high-volume space with long spans.
Coordinated closely with the City of Bellevue to address the need for numerous vertical and horizontal fire separations mandated by the building’s volume and complex geometry. Addressing these requirements early in design avoided surprises during the permit review process.
Established new sidewalk and paving standards that are used throughout Old Bellevue. The site intersects with four roads, each with its own set of requirements. Each street design is unique, yet contain some repeatable elements for cohesiveness – but all promote pedestrian activity and connection to the neighborhood.
