Collaborated with the building’s future tenants, supporting their vision of blending timber and steel to create an open, light-filled space for their teams to call home.
Balanced the heritage and heart of the building with necessary modernizations, like upgraded mechanical, electrical, and plumbing systems, and user-friendly additions like locker rooms, showers, and bicycle storage
Honored the building’s history and character by preserving the stables’ flooring, timber decking, and original front door frames, and gained approval by the Seattle Landmarks Preservation Board and the National Register of Historic Places.
Completed a full seismic upgrade while preserving much of the original timber framing by adding three major steel braced frames and new floor decking where sloped troughs had existed for the former stable use.
Embraced modern functionality and anticipated future needs by adding a central stairwell in place of the hayloft, a new lobby, elevators, windows, and even equipping the first-floor with a restaurant space.
Supported the addition of a fifth-floor penthouse. Complete with a perimeter green roof garden, the space is a true standout element and a seamless extension of the lower floors’ look and feel.
The building achieved LEED Gold certification and the fifth floor penthouse achieved LEED Platinum, as it is designed to be 20 percent more efficient than energy code.
