Sitka is home to 385 residential units, arranged in three 7-story, cabin-like buildings.
At the ground level, Sitka features retail space and an entrance to sub-grade parking. Above, five bridges connect the structures, allowing access to each residential level.
A large, tree-filled courtyard is accessible to residents and the community alike. Within the courtyard, the project vision of an environmental retreat is on display, evident in everything from the numerous green roofs to the unique floating lookout called “the tree house.”
The project also features a first-in-the-country residential wastewater heat recovery system for heating domestic hot water, a greywater irrigation system, and several energy and water-saving features that improve resident comfort while reducing impact on the environment.

The team employed cell-crete, a lightweight cement fill. This permitted overframing of the multiple finished floor elevations (essential on the severely sloped site) and ultimately yielded a savings of more than $1.4M.
