Converted the historic Palladian Apartments into a four-star, boutique Kimpton Hotel.
Maximized both square footage and usable hotel space, resulting in 97 comfortable rooms, meeting and event space, a restaurant, and a lounge. The critical challenge of the seismic upgrade was to strengthen the building without reducing room count and without impacting available floor space on the ground floor. Thin shotcrete walls were added above the second floor and some walls were transferred to steel-braced frames at the ground floor.
Completed a full seismic upgrade while retaining the historic character of the building, and oriented the structural components, including seismic bracing, around existing windows to preserve the original aesthetic.
Committed to creating an incredible first impression via the lobby, reinforcing the edgy, eclectic identity of the hotel with exposed brick, original features, and clear, open sight lines.
Contributed greatly to the revitalization of the Belltown neighborhood and gave the landmark, now a NPS National Register of Historic Places, a significant update and upgrade.
Overcame significant structural challenges, including mapping the entire property with the contractor, accommodating high-rise code requirements, and quickly responding to unknown foundation conditions.
