With 20% of the 249-units dedicated to affordable housing, adjacent proximity to the BelRed light rail station, and targeted LEED Gold and Salmon Safe certifications, Ondina epitomizes accessibility sustainability, and the essence of urban living.

The eight-story complex is composed of townhomes and apartments arranged around a series of engaging outdoor spaces. The façade design includes unique sloped transitions between cladding and glazing. Joints in weathered steel panels are closely coordinated with the anticipated building movements and pay homage to the neighborhood’s industrial history. Built with five stories of wood framing over a three-story podium, the structure integrates parking and infrastructure without sacrificing comfort or aesthetics. The structure is supported by ground anchors to resist groundwater pressure, ensuring long-term stability and durability.

A lushly landscaped plaza with a cascading waterfall sets the tone at the entrance, while a children’s play area and butterfly garden add charm and vibrancy to the south side. Residents can enjoy a variety of outdoor amenities, including open second level terrace that wraps the building’s perimeter above the podium and a partially covered rooftop deck with stunning downtown views.

With its blend of contemporary design, functional livability, and contextual sensitivity, this development stands as a model for future-focused, community-minded urban housing, and bolsters the neighborhood while creating a true sense of place.
