Stadium Place consists of a 4-story concrete podium below an edgy, 25-story south tower and a classical 10-story west tower. The foundations and podium are vested under the building code to allow design and construction of the future 20-story north tower without any surprises.

Included a compact and economical shear core for the 240-foot tower to accommodate the varying floor plates.Strategically placed 12-inch-wide columns in the party walls, use of high-strength concrete and rebar for economy and congestion relief, and economical 7-inch-thick post-tensioned slabs with long, varying cantilevers assisted in delivering on the owner’s vision.

Built over reclaimed tidelands, the site posed many challenges: liquefiable and contaminated soils, a high groundwater table located just five feet below grade, and below grade obstructions from past developments, including massive concrete foundations that were remnants from a buried railroad yard. The team’s expedient and collaborative approach, based in part on previous experience on similar sites, allowed the contractor to continue pile installation without delays.

Completed early design of the deep precast concrete pile system so that construction could start before the design phase was completed. Working closely with the team, we maintained the pre-design development estimate for total number of piles through 100% construction document issuance. A fast-track schedule required constant coordination with the entire project team.
