Townhomes located along the street create a scaled transition toward large podium-style apartment buildings surrounding the central plaza. At the top of the generous amenities list are roof decks and terraced courtyards, makerspace, a co-working lounge, and community rooms. The project team worked closely with the community to incorporate unique patterns and materials into the cladding to celebrate the neighborhood’s identity.

Early collaboration with the general contractor allowed us to achieve special framing requirements, vetting multiple options together and developing the best solutions to meet budget, schedule, and ease of construction. The team assimilated complex fire separation requirements across multiple, adjacent levels of retail and residential uses and building materials, working closely with the architect to meet building codes.

The unique and changing requirements of the large grocery space, including a mezzanine level with associated escalator, were evaluated through multiple iterations during the design phase.

Open plazas over structure span the large site and stormwater solutions called for intensive collaboration between multiple disciplines to ensure drainage basins, roof areas, and the 25+ bioretention planters aligned accordingly.

Complex frontage variations, coupled with the city-led 23rd Corridor Improvements project, posed design and permitting challenges related to access points, curb locations, and overall grading. In addition, the team obtained city council approval for an early re-route of a city-owned sewer main that was on the critical path for construction start. The team’s proactivity in response to ever-changing conditions and ability to guide project team coordination was instrumental in meeting the needs of several stakeholders.

Inside, art is incorporated into walls, floors, and ceilings throughout community spaces. A gallery continues the celebration of culture with permanent displays of specially sourced print fabrics and documentary photography.
