Avalon Alderwood Entry

Abutting the existing mall, the housing complex features a public plaza between 6-story buildings that functions as a primary entryway. The courtyard supports food trucks and public events bringing new life to the mall. An expansion joint in the plaza reduces cracking in the concrete slab and allows the two separate buildings to move independently during an earthquake. A sculptural bridge above connects the buildings and provides an inviting visual experience for pedestrians entering the mall.

An economical structural system meets the primary retail tenant’s unique needs: Strategically located columns allow open floor layouts in retail spaces, and a buckling restrained brace (BRB) frame system maximizes flexibility in the fitness center. The BRB system replaces solid wood shear walls, which would have obstructed circulation and views within the high-design space. Double height sloped columns provide structural support for non-stacked framing, while creating a substantial overhang for a warm entry into the building.
