In addition to Nitro’s impressive high-rise and eight-story tower, the development shares subterranean parking, activated plazas, and expansive public gathering spaces.

The structural team eliminated costly field changes through strong coordination with the contractor and fabricator during the shop drawing process. Optimization of the Tower 1 steel reinforcement layout, for example, resulted in just two of the 750 embeds requiring an RFI response. The efforts saved the schedule, significantly reduced cost, and ultimately, allowed for more interior design flexibility.

The team also demonstrated consistent flexibility throughout design and construction, accommodating layout adjustments and multiple TI changes while considering constructability and future-use. Swift structural adaptations mid-design generated a larger multi-level family community center for Mary’s Place, additional retail elevators, more rooftop amenity space, and overall structural floor load increases.

Structural Design Highlights

  • Deployment of advanced modeling techniques negated 20% of the rebar reinforcement in the original garage design.
  • Strategic reduction of the ShearCore layout eradicated an entire bay of core and resulted in the abatement of over 3,500 yards of concrete and corresponding rebar.
  • Incorporation of 2,500+ beam penetrations during the shop drawing process helped meet the accelerated interior design schedule and eliminated all field penetrations.

Our civil group leveraged their substantial experience in the Denny Triangle to streamline the project. Targeting LEED standards, they incorporated an alley vacation, significant street-level setbacks, a transit island, a through-block hill climb, and multiple plazas with activated space to enhance the neighborhood and provide more than a half-acre of public gathering space.

Nitro was not only our first project designed under the 2016 stormwater code, but also the first to be routed directly to the new Seattle City Light Denny Substation.

Designs accommodated the “Bell Street Concept Plan” as our team took responsibility for designing a pedestrian-focused connection between Belltown and South Lake Union 
via Denny Triangle.
