Responding to the challenging slope, the buildings utilize a complex four-story, stepping interface between concrete and steel structural systems. Detailed plans efficiently stack and integrate sub-grade parking, ground level plaza spaces with complex drainage systems, and office space.Construction started earlier because underground parking structures were built with concrete, with the building transitioning to economical steel framing along the tiered interface.Despite tight floor-to-floor clearances within these steel-framed buildings, the team maximized office space flexibility through extensive coordination. A proactive and collaborative approach resulted in a structural steel frame with openings to accommodate all MEP systems.

Efficient permitting and planning services allowed for a complex alley vacation and a groundwater drainage plan. And for that plan to be constructed ahead of schedule. Previous involvement with Amazon’s master plan allowed these buildings to be seamlessly integrated with the neighborhood’s new communications and utility infrastructure.
