Despite tight floor-to-floor heights, the team maximized available interior space through precise integration of mechanical, electrical, and plumbing systems with the structure. Transferring loads outward in the basement and parking structures also increased space within the building’s footprint.
Communication and utility infrastructure upgrades required a complex alley excavation in addition to the typically congested South Lake Union utility integrations on the street side. The team constructed a temporary vehicle bridge over the 50-foot-deep excavation, preserving alley access for the neighboring building and maintaining the project’s construction schedule. Our team’s comprehensive knowledge of the South Lake Union neighborhood allowed us to provide efficient permitting and planning services for these unusual circumstances.
The alley excavation eliminated the cost of an expensive shoring system, consistent with efforts to identify cost saving opportunities. Existing sewer lines were rerouted to transport the runoff, avoiding the need for an onsite stormwater detention system, and saving the client $1 million across all phases of the project.
Green roofs, green walls, and landscaped terraces provide additional amenity space and support the sustainability goals of this project, the team, the developer, and the owner.
