Due to its distinctive architectural style, the Joshua Green Building—constructed in 1912—was recently designated a Seattle landmark. Our firm completed a seismic renovation and a systems and interiors upgrade to the reinforced concrete office space. Advanced seismic design techniques resulted in upgrades that allowed for maximum flexibility. These upgrades included strengthening of existing beams and the addition of more shear walls and steel braced frames. We replaced the west façade with a more modern exterior that still complemented the historic aesthetic of the building. Site work involved the creation of a unique sidewalk replacement plan that minimized impacts to the busy sidewalk and bus stop next to the property. The street use permit for this portion of work was expedited to allow construction within a limited window. Recently, our structural team was asked to provide additional tenant improvement designs for the ground-floor retail space to accommodate two new restaurants: RN74, and The Veggie Grill.
