Contributing to South Lake Union’s continued urban revitalization, our team partnered with Vulcan to create Phase VI, a continuation of Amazon’s downtown campus. Having partnered with Vulcan on numerous projects since 2010, our team understands the company’s commitment to being a good neighbor, and integrated the building into the community, activating streetscapes with public gathering spaces and amenities, creating an engaging urban experience.

  • Created 400,000 square feet of Class A office space, more than 540 below-grade parking stalls, and an inviting, ground-level retail space. Also created an elevated bridging floor terrace and pergola, which links two buildings’ fifth and sixth floors.
  • Designed a high-end, pedestrian-focused space. Significant, street-level setbacks create an open, inviting environment and gathering space for diners and shoppers. The area features a landscaped pedestrian galleria with retail frontage, cafes, public seating, and covered waiting areas for streetcar riders.
  • Considered future, rather than existing, conditions along the Mercer Street improvement project, coordinating extensively with the WSDOT and SCL to create solutions that benefit the client, the city planners and the neighborhood.
  • Leveraged the team’s substantial civil experience in South Lake Union, streamlining the project, increasing efficiency, and even daisy-chaining dewatering systems with an adjacent site to allow for significant cost-savings.
  • Completed a partial alley vacation, which converted the straight alley to an L-shaped version, improving traffic flow as well as allowing for strategic site planning and best use of the footprint.
  • Aligned with client principles by integrating sustainable solutions at every opportunity, pursuing LEED Gold certification for the building, and establishing best practices for smart, sustainable urban growt
