Located just a few blocks from Bellevue’s downtown core, the 112th at 12th Corporate Center is comprised of three six-story, steel-framed office buildings atop a post-tensioned concrete underground parking garage that provides 1,300 parking stalls on four levels. Connected by a large plaza, the buildings’ exterior features use multi-colored masonry, glass accenting, and sculpted metal trellises over the entrances and rooflines. Our firm’s designs not only met stringent earthquake safety requirements, but went beyond them with a non-linear pushover analysis of each building frame to verify that critical elements would not be overloaded in the event of a maximum credible earthquake. We used a concentrically braced frame scheme to create a structural system best equipped to withstand any seismic event. Infrastructure site work involved street frontage improvements, a stormwater detention system, relocation of an existing public sanitary sewer main, and containment measures for the site’s high groundwater table.
