The project is anything but a typical, “big box” gym. Instead, the Pavilion and Rec Center are customized to student needs and university character. Encouraged student community by surrounding the lower level’s “pit” – the fitness area housing strength training equipment and cardio machines – with comfortable gathering spaces and a juice bar. Complemented the raw, open vision for the space by exposing structural elements including long-span trusses, connections, framing schemes and concrete walls. This required careful collaboration with the architect to ensure exposures and final details fit within the architect’s vision.Created a thoughtful framing system that works naturally with the curved shape of the building, accommodating complicated geometries. Photography (c) Lara Swimmer 2016 ALL RIGHTS RESERVED Gallery New Gallery - [Washington Hall Renovation](https://cplinc.com/project/washington-hall-renovation/): Originally constructed in 1908 by the Danish Brotherhood, Washington Hall is one of Seattle’s most valuable resources as a community gathering place in the Squire Park neighborhood. When the building was put up for sale in 2007, it had fallen into so much disrepair that it was in danger of demolition. Historic Seattle acquired the landmark to revitalize the neighborhood and reintroduce the building as a space for community arts and cultural organizations. Restored the historic character of the building by rebuilding the earthquake-damaged features and protecting them against damage during future seismic events. Following a complete seismic evaluation, the first phase of the renovation project consisted of minor improvements to make the building safe for use again. Voluntary seismic upgrades included the addition of plywood sheathing to the existing stud walls and installing connections at the base and top of the walls. Applied advanced techniques to create a contour map of the damaged elements, which allowed us to locate the most severely damaged areas. The second phase involved the roof replacement and restoration of the south elevation where the masonry veneer was in poor condition and nearly collapsed in some locations after the Nisqually earthquake. Together with a masonry contractor, we investigated the existing conditions and completed a 3-D laser scan of the veneer to develop a cost-effective renovation plan. Removal of the brick masonry, repairs to the water damaged timber framing, and additional plywood sheathing provided seismic strengthening. The damaged brick was rebuilt with wall anchors, reducing life safety risks during future seismic events. Added an elevator, making the building fully accessible for the first time in its history. The third and final phase brought the building into compliance with City of Seattle standards for Substantial Alteration. Other improvements – addition of a stair, new fire service, and reattaching an ornamental fire escape – completed the full restoration. Closely collaborated with the Lydig team to design solutions that addressed the structural deficiencies and incorporated constructability concerns. Close coordination of truss layout and geometry with the mechanical engineering threaded ductwork between the top and bottom chords; exceptional planning with the architect and contractor created a precise ceiling grid that lends a custom design to the open space.Provided unique steel detailing for the second floor of the two-story classroom wing to support the brick veneer. Approached site design with the goal of increasing sustainability. Frontage improvements use porous paving to mitigate stormwater, a geothermal well field was placed under the sports field and parking lot, and four rain gardens were created for educational purposes.Close coordination with SDOT created safe student access at designated on-street stops using wide sidewalks and landscaped transition areas. - [The Postmark](https://cplinc.com/project/the-postmark/): Comfortable navigating code variances, the team integrated two uncommon applications. First, an alternate variance allowed CLT to be used as the seismic diaphragm. Outside, exposed glulam beams and wood decking set the tone, while inside, heavy timber columns and beams create a strong structural framework and balance more delicate interior elements. - [Populus Seattle](https://cplinc.com/project/populus-seattle/): Proudly serving Seattle’s Pioneer Square Preservation District, the renovated warehouse repurposes more than the retrofitted unreinforced masonry (URM) building shell, but also its heavy timber structure. Moving the building’s vertical circulation provided the opportunity to introduce more daylight into the space, while providing greater seismic stability to the building by seamlessly integrating a shear wall core. At the same time, the grand staircase improves flow into the restaurant, offering a dramatic entry within the atrium lobby. Reclaimed timber joists, removed from other areas of the building during the renovation, were relocated to structurally support the Sky Court, an enlarged skylight which activates the lobby atrium and second floor bar by bringing in natural light. Repurposing the existing timber structure reduces waste and the need for new materials, while keeping the structural spacing and architectural integrity intact. In addition to converting the warehouse for hospitality use, the substantial alteration upgraded seismic elements and building systems while maintaining the building’s historic character. Beyond a partial seismic upgrade in the late 1970s and minimal upgrades in 2008, the structure remained largely untouched since its construction in 1907. Sustainable efforts, which are inherent in adaptive reuse projects, drove the decision to retain much of the existing wood structure and reinforce only specific areas to meet seismic requirements. Locating concrete shear walls at the back-of-house areas and steel braced frames at the lower levels keep the hotel rooms clear of obstructions. Strong relationships with the City of Seattle and a robust knowledge of structural codes led to fruitful design opportunities in the form of a thriving rooftop bar. As part of Seattle’s code update, classifying the building as a new kind of construction—Type IV-C—offered the chance to expand vertically for a one-story, 5,000-square-foot penthouse addition with an exterior roof deck and garden. Because the building was originally classified as Type IV, we collaborated with the architect, Miller Hull, to prove to Seattle Department of Construction & Inspections (SDCI) that it meets the Type IV-C fire rating requirements under the updated code. Calculations confirmed that the existing heavy timber satisfies the more stringent standards, allowing for the increased height needed to create a one-of-a-kind rooftop bar in Pioneer Square. As part of Pioneer Square’s RailSpur corridor, a carbon positive micro-district, the hotel reconnects three historic buildings and adjacent alleys where a former rail line previously connected to the industrial loading docks. From reusing existing structural elements to repurposing decking as decorative finishes, Populus Seattle redefines sustainability and sets a new standard for adaptive reuse and carbon-conscious development. Fifteen-foot below-grade concrete walls were designed as temporary cantilevered retaining walls for faster backfill. This  sequencing was especially beneficial in keeping the project on schedule. - [Muckleshoot Tribal School](https://cplinc.com/project/muckleshoot-tribal-school/): The wood framed school buildings resemble longhouses and feature exposed heavy timber and glulam beams in the roof structure.The multi-purpose activities building features a main and auxiliary gymnasium; vocational shops for wood, auto, and metal classes; and a large dining space. The wood shop has a reinforced structural system to support suspended logs students use for making canoes. The dining hall’s large glass wall looks out onto a central courtyard used for both school and community events. Built on reservation land, coordination with jurisdictions included the Muckleshoot Indian Tribe, Bureau of Indian Affairs, and King County. The design of the connecting road was coordinated with the Washington State Department of Transportation.Site design involved new utilities, grading and parking for the school along with a synthetic football, track, baseball, and softball field. A sustainable low impact drainage system was incorporated. Project Highlights First-of-its-kind exterior decontamination room with an extractor system removes contaminants from gear in addition to a sealed locker room, responding to “Healthy In, Healthy Out” standards for fire fighters.Secure systems safeguard the building, allowing it to remain operational in the event of a natural disaster. Early collaboration with the city, geotechnical engineer, and architect addressed poor soil conditions. The team proposed four foundation options and closely analyzed their individual advantages and disadvantages. A custom, in-depth selection matrix considered cost, total building settlement, differential settlement, and cost of repair for each foundation system, providing the owner with a comprehensive understanding of risks and solutions.
