Starbucks’ new office building in the historic Pioneer Square District is a seven-story, Class-A structure that includes retail space and four levels of below-grade parking. Featuring a green roof, a large atrium for natural lighting, and solar shading, the project is highly sustainable. Our firm’s structural focus was preserving the historic façade of the existing building using tall, cantilevered piles in the limited space. In addition to façade construction, we detailed designs for intricate micropiling underpinning, and foundation support that resists uplift pressure from the groundwater. Specially designed perimeter walls in conjunction with the mat slab foundation created a “bathtub” to support the building. Because the project area experienced liquefaction during the 2001 Nisqually earthquake, it was designated as a City of Seattle Environmentally Critical Area, which created some of the most challenging underground work in Seattle.
